What Millennial’s Value in a Home – the Neighborhood

An interview segment where we find out the details of what our PlanOmatic millennials value in their homes. In this questionnaire, we find out what Production Assistant, Stephanie Smith values about her homes Cole neighborhood in Denver, CO.

What neighborhood/ area do you live in and what drew you to that area?

“I live in the RiNo neighborhood in Denver. More specifically, Cole. I became familiar with the neighborhood when my boyfriend at the time moved to Denver. We immediately fell in love with the area.  For being only 7 minutes away from Downtown Denver, it feels secluded and separate from the city. The area is older so there are more houses than apartment complexes. You can rent a house with a yard and patio for much cheaper than an apartment in a lot of other Denver neighborhoods. Having an outdoor space for entertaining was a huge plus for me. The area is also very ‘up and coming’ with restaurants and bars opening up in the area regularly. Obviously, a neighborhood can have all the perks in the world, but it has to be affordable. Price was a huge deciding factor for me in choosing where to live. My neighborhood happened to have everything I was looking for. I could not be more happy living where I live.”

How do you commute to work?

“I usually drive to work because I am always running late. If I was responsible and woke up in time, I could take the light rail to downtown. I also try to wake up early enough to walk when the weather is nice.”

Are their shops/ restaurants/ bars within walking distance of your home? If so, do you find yourself visiting them often?

“Downtown is about a 20 minute walk from my house, which is amazing during the summer. More and more bars and restaurants are opening closer to my house every day, which is extremely exciting!”

Do you grocery shop locally?

“Unfortunately, my neighborhood is in what is referred to as a “food desert.” The nearest grocery store is about ten minutes away, but I choose to drive further.”

Do you attend events near your home?

“There is a lot of neighborhood pride in the Cole/ Whittier area, so neighborhood events/ festivals are pretty common. I love attending these and it is amazing that they are so close to my house. Welton Street has a few concert venues that regularly have shows that I attend as well.”

Do your spend your weekends/ free time near or far from home?

“I spend majority of my free time around my house. In fact, my house is usually the meeting point for my friends since it is so conveniently located.”

How many hours would you say you spend in your neighborhood (within a 5 mile radius of your home) per week (not including time spent inside your home)?

“I would say that I spend 50% of my week in my neighborhood. I would not consider our office a part of my neighborhood, even though it is very close. There is so much to do in my neighborhood that I don’t find myself venturing very far too often!”

Mobile Friendliness, To Be, Or Not To Be…

In case you haven’t noticed, desktops and home computers have evolved into a scarce medium used for surfing the web. Why, you ask? One word: smartphones. While this may not be the case for everyone, smartphones have quickly developed into a primary tool used for searching the web. It’s crucial that businesses and folks alike realize that use of smartphones has become dominant over use of the ever so familiar laptop and desktop. The significance of being optimized for a mobile device is enormous and to put it bluntly – if you are not a mobile friendly organization you may be losing out on sales and even worse, you may be driving traffic away. Here’s why it’s time to perhaps improve engagement your site;

1. The ongoing growth of smart phones;

It looks as though smartphones have consumed a large part of society and whether we like it or not, many have become reliant on their mobile device(s) when it comes to seeking information via the web. For this reason, use of mobile internet has and will continue to accelerate in our highly tech savvy society.

2. Competitive edge;

If a website is not compatible with a mobile device it is prone to slow things down for the mobile user who’s trying to access the site. This can more than likely deter the end user due to its activity (or lack thereof) and you may unintentionally end up driving them away. Consequently, the mobile user may just head on over to the guy next to you on the Google search results, that is, if he’s optimized for mobile use. The last thing that you want to do is hand a competitor YOUR business, right? Right! Thus, being mobile friendly gives your business a major advantage!

3. Enhanced searched rankings;

Mobile devices + the internet = traffic galore! It’s that simple, websites that are not compatible with handheld devices will most likely see their rankings suffer for it. In fact, Google recently launched a new addition to its search algorithm, formally referred to as ‘Mobilegeddon‘, where Google now automatically filters the search results to display mobile friendly sites over those that are not.

4. Improved user experience;

Client fulfillment is key and it generates loyal business. Assuming that a pleasant user-experience is what you, as a business, strive towards – this is just one step you can take to ensure satisfying the end user. Being mobile friendly means providing a digestible layout, coherent navigation and speedy loading! Ever heard the phrase, “It’s the little things that mean the most”? Well – we’re pretty sure that this is exactly what they were referring to.

So, we say give it a go! It’s time to jump on the mobile-friendly bandwagon, you have nothing to lose and everything to gain.

Ah, Virtual Staging, a sophisticated service in which can literally transform a dull-looking, empty space into an outright furnished room and quite frankly – furnished is an understatement. As a realtor, orchestrating a space is a crucial step and traditional staging can be time consuming and costly. Virtual Staging grants you the ability to conveniently beautify a home or room and if it’s not already evident, we hold this service very near and dear to our hearts.

It’s no secret that humans are visual creatures and we tend to process information primarily based on what we perceive with the naked eye, so having the power to captivate a potential buyer with a click of the mouse is pretty neat, if you ask us. Picture this, *no pun intended*, your newlywed clients are searching for the home in which they intend to establish and raise a family in. Assume that you have the option to show them two different photos of the spacious kitchen in the home. The second photo embodies much more than decor, but rather a room full of memories to be made. A kitchen table represents pancakes and bacon on a Sunday morning.

Ultimately, when an individual has the ability to plainly see a home or room’s potential, it’s not difficult to envision a life there. In fact, it’s rather inspiring and as a realtor I think it’s safe to say that the utmost goal is to spark passion between your client and a home. Technology has given society and businesses a leg up in more ways than one, but the most valuable advantage technology has given realtors is the ability to make an impression. Now – go get em’!

Selling a Millennial

As much as I’d like to say that I know my stuff about the highly saturated real estate industry, the truth is, I am indeed no expert on the subject. In fact, prior to PlanOmatic I had no idea how much manpower goes into the process of selling a property. Nonetheless, I will say that I am rather fascinated by the inner-workings of it all and during my time at PlanOmatic, I’ve had the pleasure to get a mere glimpse at real estate marketing – behind the scenes! I have only begun to scratch the surface of it all. Having almost completed my undergraduate and experiencing my fair share of renting, I’d like to think that I have a pretty good sense of what the younger crowd today is looking for when it comes to seeking the perfect *temporary, of course* place of residence. Allow me to walk you through the mentality of a college gal on the hunt for the ideal spot to call home, for now.

Let’s take it from the top. Suppose my six month lease is about to come to an end and it’s time to start the ever-trying search for the perfect abode. Naturally, the first place I head to is the internet where I likely can obtain speedy, suitable results upon my search. When relying on the internet to have my best interest in mind there tends to be a few drawbacks, like the fact that I am sincerely banking on the idea that the pictures in which are representing the space are not dramatically glorifying its truth. Aside from that, this isn’t such a bad thing, in fact, I take delight in the idea of dictating all of my options at the click of a mouse or tap of my thumb, rather. Now keep in mind that folks in their 20’s opt to rent for many reasons, i.e. potentially relocating for a job, or simply the desire to be self-established before committing to the responsibility of home ownership. In any event, when exploring potential homes and listings there are routinely three things that are essential for me, those being; two or more bathrooms, close proximity to the Light Rail, and designated parking! If a listing does not include one of the features listed, I will simply move on to the next. Perhaps it’s safe to say that we, as either agents, buyers and even renters all have our “thing”, you know, that specific component or element to a home or apartment that we refuse to sacrifice for the simple reason of being comfortable.

Let’s talk bathrooms, one of the most important rooms, if not the most important in a home. It’s essential to me that I have a separate one for guests and company to use, in addition to a personal one. No matter how big or small my square footage is, this is something I consistently seek. This leads me to my next point, a high-resolution photo can go a very long way, especially of a toilet. Take it from me, one lousy photo of a bathroom and game over!

Now, as a city girl I’ve become accustomed to getting around by either foot, or public transportation. So, it is necessary that I live within a fair distance to Denver’s version of the subway, otherwise known as the Light Rail. This is actually a pretty common request amongst those who commute for work, if it eliminates the headache of having to sit in traffic and save on fuel, count me in! Thus, bringing me to express the importance of including an aerial map with a listing. As a potential tenant, having the convenience of inspecting the surrounding area will likely score some major brownie points.

The final element I seek out is parking. Sounds pretty standard, right? Unfortunately, parking is actually a rather costly requirement or request as not many urban apartments come with this (at least not by having to cough up an arm or leg). In my humble opinion, parking very is worth the price tag and I’m willing to shell out a few extra dollars for it for the simple reason of safety, which in reality one cannot put a price tag on. As a Colorado native I strongly believe that the occasional mountain getaway is good for the soul, so it goes without saying that having a safe place to keep my vehicle for those spontaneous trips up to the peaks is high on the priority list.

As a rookie to the world of real estate I have a lot of learning to do, but what I can tell you is that as a buyer OR renter it’s okay to set standards when it comes to looking for a home. After all, home’s where we spend a majority of our time, it’s our oasis so to speak and agents, remember that it’s the little things that mean the most. So, how does one find the perfect home, you ask? It’s simple, don’t be afraid to ask for what you want *within reason* and refuse to settle for anything less. Happy house hunting and good luck!
